As an example, here are some before and after pictures of a condo we bought, renovated and rented earlier this year. This condo is located near Yonge St in Thornhill on the Markham side. It’s just a few minutes north of 416 Toronto.
This seller told us “I want to sell my condo now!”.
The seller had inherited this condo a couple years ago but had fallen on hard times. Lost a job and was several months behind on most bills… mortgage, taxes, condo fees, etc. The condo corporation had put a lien on the property and was giving the owner a hard time. The unit was in disrepair and very messy and cluttered. The condo had tried to get their trades people in to do repairs, but the trades people wouldn’t work because the house was too cluttered and unhygienic. This inherited condo was probably too large for just one person and that’s likely a reason why it fell into disrepair.
Just so you know how fast we can buy… the seller called us on day 1 and asked us to come view the condo on day 2. We looked at the condo and gave an offer several hours later and the condo was sold. No financing condition and no inspection condition. We buy condos for cash.
Now buying and selling a condo can take a bit longer than a house because we need to order and review the Condo Status Certificate. GTA House Buyers always orders and pays for the condo status certificate. Many condo companies say that the Status Certificate will take up to 10 business days, but nowadays some companies will deliver in 2-3 days if we pay a rush fee. We often pay the rush fee to help sellers out.
For this Thornhill condo we paid the rush fee and got the Status certificate in 2 days. We closed as fast as the seller’s lawyer could close it. There were some delays that were due to relationship problems between the seller and their lawyer who was also handling the estate and probate.
ANOTHER TIP TO SELL YOUR CONDO FAST: be courteous to your lawyer. Be nice!
We let the seller stay for several days after closing so they could hire movers and pay for their next home. The seller had lots of equity and was able to pocket a lot of money. The seller got out of a stressful situation and was able to move out fast. The seller was likely headed towards a power of sale situation where the bank would have taken possession of the property and sent the Sheriff to lock out the seller. The bank would have racked up a lot of fees and charges for the months they would spend taking possession and selling via power of sale. The seller made a good decision and sold the property before the bank took over.
The good new is that now the condo is beautifully renovated and it’s rented out to people who are enjoying a modern condo in a great neighbourhood.
